SCOPE AND LIMITATIONS OF THE PRO INSPECT HOME INSPECTION REPORT
1. IMPORTANT NOTICE
Anyone using the findings in a Pro Inspect home inspection report agrees that the sections below are essential components of the document. They outline the report's purpose and boundaries:
-
Objective and Coverage: This document provides a targeted, non-exhaustive review of the property based solely on what is visible during the on-site visit. Its goal is to highlight any clear or major issues that the inspector can detect through observation alone. It does not cover every element or potential problem in the property.
-
Not an Official Compliance Document: The report does not serve as proof of adherence to any laws, rules, or guidelines, such as the National Building Regulations and Building Standards Act 103 of 1977, the Occupational Health and Safety Act 85 of 1993, or other relevant statutes, codes, local ordinances, or industry benchmarks.
-
Not an Engineering or Structural Analysis: This is not a professional engineering evaluation or a check on the property's structural stability. It excludes any intrusive tests, detailed technical reviews, or assessments that go beyond the inspector's visual observations.
-
Consumer Rights Considerations: Under the Consumer Protection Act 68 of 2008, this report is issued honestly and captures the property's state as seen during the inspection. Readers are encouraged to consult experts—like structural engineers, electricians, or plumbers—for targeted advice on any matters needing deeper exploration.
-
Inspection Boundaries: The review is confined to spaces that are secure and practically reachable during the visit. It omits concealed flaws, underlying problems, or elements that are not observable or evident at the time.By using this report, the user confirms awareness of these constraints and agrees that Pro Inspect bears no responsibility for any overlooked issues that were not detectable via visual means.
2. ACCESSIBILITY GUIDELINES
Inspections are restricted to locations with practical and safe entry. Practical access means spaces that pose no safety risks, offer clear pathways, meet the minimum dimensions in the table below, or allow the inspector a direct view within reaching distance.
AREA ACCESS HOLE CRAWL SPACE HEIGHT
Roof Interior 600 x 600mm 1.5m x 1.5m Reachable via a 2.1m step ladder or 3.3m extension ladder against a wall.
Sub Floor 600 x 600mm Vertical Clearance
Timber floor: 0.8m to bearer, joint,
or obstruction.
Concrete floor: 1.2m
Roof Exterior Reachable via a 3.3m extension ladder.
3. NON-INTRUSIVE EXAMINATION
The Pro Inspect inspector avoids prying open, disassembling, or shifting bulky items, such as plants, branches, attic insulation, roofing layers, flooring or wall panels, household items, devices, or owners' effects. All checks remain surface-level only, with no excavation, scraping, prying, or damaging actions. Any probing into exposed woodwork demands explicit written approval from the property owner.4. RESTRICTED AREASWhere rooms cannot be entered because of locks, cramped conditions, or clutter from residents, this will be flagged in the report. We commit to evaluating and outlining probable states for such restricted zones to the best of our ability.5. PRIOR MODIFICATIONSThe Pro Inspect inspector strives diligently to confirm the building's core framework is sound. That said, we disclaim any accountability for unrevealed past alterations to the site that come to light after our review.
6. CERTIFICATE OF OCCUPANCY
The Pro Inspect inspector presumes that the property's Certificate of Occupancy and supporting paperwork have been duly granted by the appropriate bodies. Should the client doubt its legitimacy or lack the certificate altogether, this detail must be shared with the inspector beforehand.
7. EXCLUSION OF RESPONSIBILITY FOR NON-CLIENTS
This Pro Inspect home inspection report is crafted exclusively for the named client on the front page. Pro Inspect accepts zero accountability—in contract, negligence, or other legal claims—to outsiders who use the full report or excerpts. Third parties proceed with its information solely on their own accord and risk.
8. CONTRACT AND FEE CONDITIONS
The inspection contract requires a signature and submission to Pro Inspect alongside payment confirmation. Full fees are due before the on-site assessment begins. Delivery of the final report is targeted within 48 hours post-inspection, barring unexpected circumstances.
