Frequently asked questions

What is a home inspection?
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, performed for a fee, which is designed to identify defects within specific systems and components defined by Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process.
-
The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions.
-
The home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.
What is a home inspection report?
A home inspection report shall identify, in written format, defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. Inspection reports may include additional comments and recommendations.
Why do I need a home inspector?
A home inspection gives you a thorough understanding of a property’s condition, uncovering issues that may not be obvious during a quick walkthrough. It can help avoid costly repairs later, provide peace of mind, and assist both buyers and sellers in making informed decisions.
Do I need to attend the inspection?
You don’t have to be there for the inspection, whether you’re buying or selling. However, attending can be helpful, as it gives you a better understanding of the home’s condition and any repairs that may be needed.

How do I arrange a home inspection?
You can contact us by phoning or whatsapp or request your agent to get into contact with us. Alternatively complete the contact form here and we can arrange a time for the inspection.
What do I get out from the inspection?
Your home inspector will provide a detailed report summarising what was inspected, any defects or issues found, and recommended actions to address them. A good inspector will go beyond the minimum requirements, giving you a thorough understanding of the property. You can also ask for a sample report to see exactly what’s included.
What all is inspected?
During a home inspection, the inspector will check all visible and accessible parts of your property, including the roof, exterior walls, foundation, plumbing, electrical systems, heating and cooling, interior rooms, bathrooms, kitchens, appliances, driveways, patios, landscaping, garages, and other outbuildings. After the inspection, you’ll receive a detailed report with photos and notes on the condition of your home.
Please note: We do not issue Certificates of Compliance.

Why does a home inspection make a difference?
A home inspection by a trained, unbiased professional provides essential insights into a property's condition, which can be particularly valuable if you’re buying, selling, nearing the end of a builder warranty, or simply want to assess your home's current state. A home inspection may be a small upfront cost but ultimately serves as a valuable safeguard, revealing issues that might otherwise lead to unexpected expenses and complications down the road.
Do defects need to be repaired before I can sell or buy the home?
That’s up to you and the seller. You can negotiate that the repairs be made before occupation or use the information from your inspection to negotiate the final price of your home. Decisions you make should be included in your offer to purchase and can be discussed with your agent.
How long does a home inspection take?
A home inspection usually takes 2 to 4 hours. Several factors influence the duration of a home inspection. Some of them include the size of the house, the number of defects, the thoroughness of the inspector, and the time taken to prepare for the inspection.

Will my home inspector tell me how much repairs will cost?
No. To avoid any conflict of interest, Pro Inspect does not provide repair cost estimates. However, we can refer you to a qualified contractor if needed. Our role as a certified home inspector is to help you understand the overall condition of your home and advise which type of contractor you should contact for any necessary repairs.
Will my home inspector guarantee his findings are accurate?
An inspection is based on the visible and accessible areas of the property and reflects its condition as of the day of the inspection. It is not a warranty that future repairs won’t be needed – your home inspector doesn’t know what might happen the next day, week or year. You should, however, have confidence that major defects will not be overlooked, and a good inspector will address your concerns when it comes to any oversight.
What does a home inspection cost?
The cost of a standard home inspection — typically less than 0.2% of the homes value. Considering the insight and protection a home inspection provides, the value far outweighs the minimal cost.
The final cost may vary depending on additional inspection services you choose, as well as factors like the age, size, and complexity of the property, potential hazards or access limitations, location, or specialised inspections that may require lab testing.
We recommend requesting a no-obligation quotation before deciding—you might be pleasantly surprised at how affordable it is.
