Cost of Home Inspections

Why Home Inspections Matter

Before looking at the cost, it’s important to understand the true value of a home inspection. A home inspection is a comprehensive evaluation of a property’s condition, carried out by a certified inspector. The goal is to identify any existing or potential issues with the property’s structure, systems, and components. From the foundation to the roof, electrical wiring to plumbing, and everything in between, a thorough inspection ensures that buyers are fully informed before finalising a deal. Not having a home inspection could prove costly in the years to come. By investing in one now, you gain peace of mind and protect yourself from unexpected and expensive surprises down the road.

My Professional Standards

All my inspections are carried out in accordance with the InterNACHI Standards of Practice for residential properties and InterNACHI’s Code of Ethics. I am professionally trained and certified by InterNACHI (International Association of Certified Home Inspectors).

In addition, I inspect property construction and materials with reference to the South African National Building Regulations (SANS 10400) and local building codes. The standard provides the deemed-to-satisfy rules for the National Building Regulations and Building Standards Act

Because I am the owner and sole inspector of my business, every inspection and report is completed by me personally. This allows me to keep overheads low and pass the savings on to you — without compromising on detail or quality.

Reports that Make a Difference

My reports are delivered within 48 hours of your inspection. The real work of an inspection isn’t just walking through the property—it’s in preparing a detailed, easy-to-understand report that gives you the insights you need.

Each report ranges from 15 to 70 pages and includes:

  • Clear explanations

  • Photographs of findings

  • Practical recommendations

This ensures you have all the information required to make an informed decision about your property.

Factors That Influence Inspection Costs

The cost of an inspection depends on a number of factors, including:

  • Property Size – Larger homes require more time and detail.

  • Complexity – Unique layouts, special features, or older homes may need additional attention.

  • Outbuildings – Garages, cottages, and other structures increase the scope of inspection.

  • Location & Travel – Inspections beyond a 20 km radius from my office may include a travel fee.

What You Can Expect to Pay?

While prices vary depending on the property and circumstances, a standard home inspection generally starts at R2 500-00.

For an accurate quote, I’ll need details about your specific property.

The Value of a Home Inspection

Think of a home inspection not as an extra expense, but as an investment in your future. A small upfront cost could save you thousands by identifying hidden issues before they become major problems.

Whether you’re buying a coastal retreat, a family home in town, or a property in a rural setting, a professional inspection helps ensure:

  • The safety of the home

  • The integrity of the structure

  • The long-term value of your investment

By understanding inspection costs—and the factors that influence them—you can approach your property journey with confidence, knowing you’ve made a smart and informed decision.
