Shocking roof repairs

As a home inspector in East London, I have seen some shocking roof repairs recently. Most homeowners have no idea what is happening on their roof.

Have you had your roof repaired recently? Are you sure that products made for the South African roof market have been used? Many roof repairs and installations are done cheaply as the homeowner wants the "best" quote.

I had an insurance claim 8 years ago for hail damage. The contractor (insurance approved) installed new roof sheets and I was happy, the roof was repaired.

As part of my training to become a Certified Professional Inspector®, I had to inspect my own roof. The shock, when I discovered the following defects in the installation:

1. Corrosive roof screws, stainless steel, or rust-resistant screws should be used.

2. Thin fiberglass sheeting (2mm) – thickness ranges from 2mm to 6mm.

3. The sheets were not cut to the same length, resulting in poor water run-off into the gutter.

4. The flashing was a dollop of porridge with some membrane slapped on.

Why am I sharing this with you?

If you are in doubt that your insurance contractor has completed your roof repair properly, I would advise you to have an independent roof inspection.
