When it comes to buying or selling a home, the role of a home inspector can be advantageous to all parties concerned. Many people have questions about what do home inspectors do, what to expect during an inspection, and how to find a reliable professional home inspector.

In this post I will attempt to address the most common questions that I get asked when telling people I do home inspections.

1.     Is a home inspection mandatory when buying or selling a property?

No, a home inspection is not a requirement for a property transfer. However, having a home inspection can be advantageous to all parties.

 

While it’s not mandatory to have a home inspection before selling, it can provide valuable information about your property’s condition. It allows you to address potential issues proactively, potentially increasing the market value and attracting more confident buyers.

3.   How much does a home inspection cost?

The cost of a home inspection can vary depending on factors such as the size of the property, its location and age. On average, a home inspection may cost between R15 to R25 per m2. Although a home inspection cost may seem like a grudge payment, the benefits can far outweigh the risk of not having one down and you having a full disclosure of what the condition of the house is.


4.   How long does a home inspection take?

The duration of a home inspection depends on the size and complexity of the property. Typically, an inspection takes a few hours to complete. Larger homes or properties with additional structures may require more time.

 

5.   Do I need a home inspection if buying a new construction home?

Yes. Many newly constructed homes come with slight problems that should be fixed immediately and if left unchecked become problems down the line. It helps identify any construction defects or other issues that may have been overlooked during the building process. While not all hidden problems may be uncovered, a thorough home inspection significantly increases the chances of detecting such concerns.
